What's actually included

Every tier includes all of this. Yes, all of it.

No "starter plan" trick where the things you'd actually want sit behind a paywall. Same essentials at every size.

Financial management

Dues, reconciliations, vendor invoicing, reserve oversight, quarterly board reports, and online transparency into our work.

Dedicated portal

An online portal for association communication and records — not a generic payment site.

Legal & compliance

Annual state business filings, required notices, legislative updates, insurance renewals.

Communication support

Homeowner inquiries route to us first — boards stop being a 24/7 help desk.

Recordkeeping

Required access to HOA records, done — an organized, searchable library new board members inherit.

Accounting & tax

24/7 access to financial statements, transparent reporting, and federal tax filing on the standard HOA form.

Resale & refinance

Resale certifications, closing demands, lender letters, and new-owner onboarding — done.

Delinquency support, investment and reserve planning, maintenance resources, lending partners, and attorney connections.

Are we the right fit?

A short, honest check — before we talk.

The model is deliberately narrow. That's how we keep it low cost. Here's where we fit and where we don't.

Yes, we're a fit

  • Small HOAs & condos — roughly 5–50 homes
  • Volunteer boards juggling this around full-time lives
  • Boards that want real support without giving up control
  • Communities comfortable with a remote, virtual partner
  • Boards that keep their own amenities & vendor relationships

No, we're not

  • Large, full-service communities that have outgrown a small-HOA model
  • Amenities-heavy communities that need on-site staff
  • Boards looking for a vendor to take over governance and decision-making
  • HOAs needing on-the-ground maintenance crews
Pricing questions

The questions we get most often about pricing.

If you're not happy, you should be free to leave. Contracts run one year, with a 60-day opt-out you can use anytime — so you're never truly locked in. Most communities have stayed years; we're just not going to force it.
Rarely, and never quietly. When pricing changes, current communities get advance notice and the rate is honored through your current billing cycle.
Yes — every community pays a one-time onboarding fee, based on your low monthly rate. It covers getting you fully set up: records intake, portal setup, and owner notices.
Communities that bill homeowner dues just once a year are eligible for a discount — find out more when we talk.
